Role summary Support the BD team in sourcing, evaluating, and closing real estate development opportunities (DM, JDA/JV, redevelopment, and outright) across MMR, Pune, and NCR for the estate business. The role covers the full deal cycle, from first screening to signed definitive documents.

Key responsibilities

- Deal evaluation: Build and maintain financial models (cash flows, IRR, NPV, sensitivity analysis) for each opportunity.
- Feasibility: Work out FSI/development potential under the applicable regulations (DCPR 2034, UDCPR, Haryana norms), product mix, pricing, and cost assumptions.
- Market research: Track micro-market pricing, absorption, competing supply, and recent land and deal transactions.
- Due diligence: Coordinate title, technical, and financial diligence with legal, liaison, architects, and external consultants, and flag red items early.
- Deal documentation: Help draft term sheets and heads of terms, and track commercial points through the DMA/JDA negotiation.
- Investment notes: Prepare IC memos,



landowner pitch decks, and comparison notes for management decisions.
- Pipeline management: Maintain the deal tracker, broker/IPC and landowner follow-ups, and weekly pipeline MIS. Qualifications
- MBA (Finance) or CA, or a graduate with directly relevant experience
- 2+ years in real estate BD, investments, IPC capital markets or land advisory, a real estate fund, or transaction advisory Skills
- Solid Excel modelling and PowerPoint
- Working knowledge of development structures (DM, JDA, revenue/area share, redevelopment under 33(7)/33(9)/33(11)) and the basics of RERA, stamp duty, and GST on such deals
- Ability to read title reports and commercial agreements and pull out the key terms
- Clear, concise writing and comfort dealing with landowners, brokers, and consultants
- High ownership and the ability to run several live deals at once
