Position Overview

Vinbas Global is seeking an experienced, detail-oriented Title Search Analyst (Full Title Search) to join our mortgage risk and compliance operations. In this role, you will conduct comprehensive 30- to 60-year chain-of-title examinations on residential and commercial real estate across various US counties and states. You will identify conveyances, open mortgages, deeds of trust, liens, tax assessments, encumbrances, and legal defects, delivering institutional-grade title search reports.

Key Responsibilities

* Chain of Title Examination: Perform extensive searches spanning full statutory periods (typically 30–60 years) to establish an unbroken, marketable chain of title from the root deed to the current vesting deed.

* Encumbrance & Lien Verification: Locate, examine,



and map all active mortgages, deeds of trust, assignments, modifications, subordination agreements, and satisfactions/releases.

* Judgments & Tax Searches: Review county court dockets, recorder of deeds, UCC filings, tax assessor/collector platforms, municipal liens, federal/state tax liens, and PACER (bankruptcy) records.

* Legal Description Matching: Verify legal metes-and-bounds descriptions, lot/block plats, parcel IDs (APN), and easements to ensure the Property in Question (PIQ) matches the record accurately.

* Report Preparation: Compile transparent, standardized title search reports, flag potential title defects (clouds on title, gaps in chain, probate issues, boundary discrepancies), and attach necessary supporting instruments.

* SLA & Quality Adherence: Meet daily turnaround times (TAT) and strict quality metrics required by institutional lenders and title agency clients.

Qualifications & Requirements

* Experience: 2–5+ years of hands-on experience conducting Full Title Searches (FOS / 30–60 Year Searches) in US mortgage and title operations.

* Platform Proficiency: Strong working knowledge of title research platforms such as DataTrace, DataTree, TitlePoint, Tapestry, Fidlar, Netronline, and county recorder/assessor portals.

* Industry Knowledge: In-depth understanding of US property deeds (Warranty, Quitclaim, Special Warranty, Trustee Deeds), foreclosure procedures, probate documentation, and title insurance principles.

* Analytical Skills: High accuracy in reading legal instruments, detecting subtle chain discrepancies, and resolving complex title defects.

* Shift Flexibility: Willingness to work regular night shifts aligned with US business hours.
