Job Title: South Expansion Lead

About the Role: We are looking for a South Expansion Lead to drive end-to-end branch expansion across South India, from site identification and lease closure to fit-outs, vendor management, statutory compliance, security, and operational handover. The role involves identifying suitable locations, negotiating commercial terms, managing branch setup budgets and timelines, and coordinating with internal teams and external vendors to ensure every branch is ready for Day-1 operations.

Responsibilities:

1. Site Identification & Closure:

- Survey 68 options per city inside the pre-shortlisted micro-markets. Score each against the approved location framework: 30 min inter-branch spacing, 30 min from the customer hub, frontage, floor, power and field-officer parking.
- Submit a comparative option note per city with a single clear recommendation. The note covers carpet vs built-up area, /sq ft against the local benchmark, landlord profile and risks.
- A site is frozen only on Business Head sign-off.

1. Landlord Negotiation, Legal & Commercial Closure:

- Negotiate and close rent, deposit and a 30–45 day rent-free fit-out period. Also secure lock-in versus exit-notice asymmetry in our favour, an escalation cap, the CAM split and landlord-scope works.

- Complete title and document diligence before any LOI: ownership proof, encumbrance certificate, current property tax receipt, approved plan / OC, co-owner or society NOC, and structural and fire safety confirmation.
- Deliver a legal-vetted, registered leave & licence or lease agreement, with stamp duty, registration and TDS handled.
- Release the deposit through Finance against the executed agreement.

1. Vendor Management & Fit-Out:

- Empanel and rate-negotiate every category:

– civil and interiors – strong room / secure and vault door

– CCTV and NVR

– alarm, panic button and access control

– fire safety

– electricals with UPS and DG backup

– ISP and LAN

– furniture

– branding and statutory signage

- Get at least three comparative quotes per category and put every commitment on an approved PO.
- Keep capex per branch inside the sanctioned budget, with no overrun without prior written approval.
- Own a dated project plan per site and supervise weekly on the ground.
- Close the snag list within 7 days of handover, and pass all warranties, AMCs and vendor contacts to Admin

1. Compliance, Security & Go-Live Handover:

- Close state-level statutory items with Legal and Compliance: Shops & Establishments, professional tax, trade licence, GST place-of-business addition, branch-opening intimation, and mandated display boards in the local language.
- Before any gold enters the premises:

– insurance (burglary, gold-in-safe, gold and cash in transit, fidelity) is active – a guard is deployed

– the alarm is connected

– the key-custody / dual-control protocol is signed off

- Get the joint readiness checklist signed by Ops, Credit, IT, Security and Compliance.
- Test systems, connectivity and calibrated purity-testing equipment.
- Issue a handover note confirming Day-1 operational readiness.
