Experience: 10+ years(.) Prefer candidates who have undertaken project work for a mall MEP scope during construction stage and subsequently undertaken services maintenance (operations) Installed and operated Building Management System (from Client Side).

Qualification: Diploma / B.Tech in Electrical or Mechanical Engineering

Industry Preference: Hotels, Malls, Airports, Hospitals, Facility Management

Skill : Project related MEP software

Role Overview The Manager Engineering would function under DGM (Tech) to lead all engineering, maintenance, and statutory compliance functions for a premium mall property. The role includes oversight of mall systems, renovations as well as MEP coordination for retail stores undergoing fit-outs within the property.

Key Responsibilities a. MEP Renovations, Alteration and Additions.

I. Planning for renovation and repair of MEP and FF related issues.

II. Execution of Renovation Project related issues.

III. Creation of services for current locations in the mall based on changes to zoning plan.

b. Engineering Projects Operations. Handled complete MEP projects and managed daily operation and maintenance of any mall or hotel.

I. HVAC systems, Chillers, AHUs, cooling towers

II. Transformers and DG Sets

III. Drainage and Plumbing maintenance and snag removal

IV. HT & LT Panels

V. CCTV maintenance and fitment

VI. AFDS (Automatic Fire Detection System)

VII. Wet Risers, Fire Pumps, Hydrant Systems

VIII. STP, WTP and utility systems

IX. Ensure uninterrupted functioning of all engineering systems across the hotel

X. Track and monitor MIS and MMR c. MEP Oversight for Store Fitouts

I.



Coordinate with store contractors to ensure compliance with hotel/Mall MEP standards

II. Monitor site execution for:

i. Electrical load allocation ii. HVAC tapping and ducting iii. Fire safety integration (sprinklers, detectors, alarms)

iv. Drainage, water supply, and exhaust systems v. Ensure all fit outs meet statutory and safety norms before handover d. Contract Management Engineering

I. Manage AMCs, service contracts, and vendor performance for all engineering systems

II. Prepare scope of work, technical specifications, and evaluation criteria for engineering contracts

III. Negotiate rates, monitor SLAs, and ensure timely renewal of contracts

IV. Maintain documentation for audits, compliance, and procurement e. Planned Preventive Maintenance (PPM)

I. Develop and implement a comprehensive PPM schedule for all equipment

II. Ensure adherence to OEM guidelines and statutory requirements

III. Track PPM completion, maintain logs, and ensure zero downtime for critical systems

IV. • Use checklists, digital tools, or CMMS (if available) to monitor maintenance performance f. Statutory Compliance & Safety

I. Monitor energy consumption and implement cost-saving initiatives

III. Optimize load distribution and ensure efficient operation of utilities h. Team Leadership

I. Lead a team of engineers, supervisors, and technicians

II. Conduct training on safety, equipment handling, and SOPs

III. Ensure 24x7 engineering support for hotel operations i. Coordination & Communication

I. Work closely with GM, Housekeeping, F&B;, and Front Office

II. Coordinate with tenants, contractors, and government authorities

III. Ensure timely execution of engineering projects and fit-outs
