We are looking for an experienced AGM Technical (Facility) to manage the technical operations, maintenance, and engineering functions of a large residential community. The candidate will be responsible for ensuring the smooth functioning of all MEP services, building infrastructure, utility systems, and technical installations while maintaining safety standards and statutory compliance.

Key Responsibilities

1. Technical Operations & Maintenance

- Oversee day-to-day technical operations and maintenance of the facility.
- Ensure smooth functioning of electrical systems, DG sets, HT/LT panels, HVAC, elevators, pumps, STP, WTP, and fire-fighting systems.
- Plan and monitor preventive, predictive, and corrective maintenance schedules.
- Minimize equipment breakdowns and ensure uninterrupted services.

2. MEP & Infrastructure Management

- Manage electrical, mechanical, plumbing, HVAC, and civil maintenance activities.
- Monitor power distribution, water management, and utility consumption.
- Conduct regular technical inspections and ensure equipment efficiency.

3. Vendor & Contract Management

- Manage technical vendors, contractors, and AMCs.
- Monitor vendor performance and ensure compliance with SLAs.
- Coordinate with OEMs and service providers for maintenance and breakdown resolution.

4. Safety & Compliance

- Ensure compliance with statutory, electrical, and fire safety requirements.
- Conduct regular safety audits, inspections, and emergency mock drills.




- Maintain necessary technical records and compliance documentation.

5. Budget & Team Management

- Prepare and monitor technical maintenance budgets and operational expenses.
- Identify opportunities for energy conservation and cost optimization.
- Lead facility engineers, shift engineers, technicians, and support staff.
- Ensure effective manpower deployment and timely resolution of technical issues.

6. MIS & Reporting

- Prepare monthly technical MIS and maintenance reports.
- Monitor equipment performance, breakdowns, preventive maintenance, and utility consumption.
- Maintain records of assets, AMCs, warranties, and maintenance activities.

Required Skills

- 8-12 years of experience in Technical Facility Management, MEP Operations, or Engineering Maintenance.
- Experience in large residential townships, high-rise buildings, commercial buildings, or mixed-use developments is preferred.
- Strong knowledge of MEP systems and building infrastructure.
- Expertise in electrical systems, DG sets, HVAC, STP, WTP, elevators, and fire-fighting systems.
- Preventive and breakdown maintenance management.
- Vendor, AMC, and contract management.
- Budgeting, cost control, and statutory compliance.
- Solid leadership, communication, and problem-solving skills.
