Job Overview

We are looking for an experienced Resident Construction Manager (RCM) Civil & Structural to lead end-to-end execution of a Greenfield Industrial Plant / Factory Construction Project at Chhatrapati Sambhaji Nagar.

The candidate will be responsible for overall site execution, project planning, construction management, quality assurance, safety, subcontractor management, cost control and client coordination.

The role involves direct coordination with Japanese / MNC general contractors and ensuring adherence to international construction standards, project schedules, quality protocols and safety requirements.

Key Responsibilities

1. Site Execution & Project Management

- Lead end-to-end execution of industrial civil and structural construction activities, including excavation, piling, pile caps, RCC foundations, machine foundations, PEB and structural steel erection, roofing, flooring and finishing works.
- Manage site mobilization, manpower deployment, equipment utilization and subcontractor activities.
- Ensure execution as per approved drawings, technical specifications, project schedules and construction methodologies.
- Coordinate civil works with structural, mechanical, electrical and MEP teams.
- Monitor project progress and implement recovery plans to achieve project milestones.

2. Planning & Scheduling

- Prepare and monitor detailed project schedules (L1/L2/L3/L4) using MS Project / Primavera.
- Develop weekly and monthly work plans, lookahead schedules and progress reports.
- Monitor construction progress against approved project timelines.
- Coordinate with engineering and design teams to incorporate drawing revisions and resolve site execution issues.




- Ensure timely availability of construction materials, particularly structural steel and other critical materials.

3. Client & Stakeholder Coordination

- Act as the primary site representative for coordination with Fujita Engineering / Japanese MNC contractors, clients and consultants.
- Conduct daily and weekly progress review meetings.
- Prepare Daily Progress Reports (DPR), Weekly Progress Reports (WPR) and project progress updates.
- Coordinate technical submittals, RFIs, method statements, shop drawings and inspection approvals.
- Ensure effective coordination between design, engineering and construction teams.

4. Quality Assurance & Safety

- Ensure compliance with approved drawings, specifications, Field Quality Plans (FQP) and applicable IS Codes.
- Monitor concrete quality, reinforcement, structural steel fabrication and erection, welding inspections and industrial flooring.
- Implement quality inspection procedures and ensure minimum rework and snag-free execution.
- Enforce EHS standards, Permit to Work (PTW), HIRA, Toolbox Talks and safety protocols.
- Ensure compliance with working-at-height, lifting operations, excavation and scaffolding safety requirements.

5. Commercial & Subcontractor Management

- Manage subcontractors, work allocation, productivity and performance.
- Verify work measurements, Joint Measurement Records (JMR) and Running Account (RA) bills.
- Monitor project costs, BOQ quantities, material consumption and wastage.
- Ensure proper material reconciliation and control of free-issue materials.
- Identify variations,



extra items and scope deviations and coordinate their commercial justification.

6. Statutory Compliance & Local Coordination

- Coordinate with MIDC, local authorities and other statutory departments for smooth project execution.
- Ensure compliance with applicable labour laws, BOCW, Contract Labour regulations, Minimum Wages, PF and ESIC requirements.
- Manage local labour relations and subcontractor statutory compliance.

Candidate Requirements

- BE / B.Tech in Civil Engineering.
- 15 to 22 years of relevant experience in industrial construction, factory buildings, PEB structures, manufacturing plants or industrial infrastructure projects.
- Strong hands-on experience in piling, deep foundations, RCC works, machine foundations, structural steel and PEB erection.
- Experience in industrial flooring, heavy-duty slabs, excavation and structural construction.
- Proficiency in MS Project / Primavera, AutoCAD and MS Excel.
- Strong understanding of project planning, construction methodologies, BOQ, billing, quality and safety management.
- Experience in client coordination and handling multiple subcontractors.

Preferred Experience

- Candidates who have worked directly with or under Japanese / MNC general contractors will be strongly preferred.
- Experience in Japanese / MNC construction quality systems, 5S, Kaizen and stringent EHS practices will be an added advantage.
