About the Role

Uniworks Designs is looking for experienced BOQ Engineers and Quantity Surveyors with strong expertise in developing detailed Bills of Quantities (BOQs), Detailed BOQs (DBOQs), quantity take-offs, and rate analysis for large-scale commercial interior fit-out projects.

We are specifically looking for professionals who have hands-on experience working on corporate office interiors, including projects for large enterprises, MNCs, banks, IT companies and corporate workplaces.

Candidates should have a solid understanding of interior construction methodologies, materials, finishes, MEP services, and actual site execution practices.

Key Responsibilities

- Prepare comprehensive BOQs and DBOQs for commercial office interior projects using architectural, structural and MEP drawings.
- Perform detailed quantity take-offs from AutoCAD drawings, GFC drawings, design layouts, elevations and 3D renders.
- Develop detailed item descriptions, specifications and scope definitions for every BOQ line item.
- Understand construction methodologies and break down interior elements layer by layer, including civil, carpentry, ceiling, flooring, partitions, glazing, painting, electrical, HVAC, plumbing and fire-fighting works.
- Prepare detailed rate analysis, including material, labour, wastage, equipment, overheads and contractor margins.
- Develop and maintain material make lists, specifications, approved brands and vendor databases.
- Validate quantities and specifications through site measurements and coordinate with design, execution,



procurement and project management teams.
- Maintain updated market rates and benchmark costs to ensure accurate project estimation and cost control.
- Identify scope gaps, quantity discrepancies and potential cost variations before project execution.

What We're Looking For

- B.E./Diploma in Civil Engineering, B.Arch or Interior Design.
- 3–10 years of relevant experience in BOQ preparation and Quantity Surveying, preferably in commercial interior fit-out projects.
- Proven experience in preparing detailed BOQs and DBOQs for large-format corporate office interiors.
- Experience working on projects for reputed corporate clients, banks, IT companies and MNCs is highly preferred.
- Strong knowledge of interior construction techniques, materials, finishes and MEP services.
- Excellent working knowledge of AutoCAD and MS Excel.
- Ability to independently interpret drawings, develop detailed quantities and prepare comprehensive rate analyses.
- Strong understanding of market rates, material specifications, vendor pricing and execution costs.

Preferred Experience

Experience in design-and-build (D&B;) projects and handling BOQs from initial design development through execution is a significant advantage, for commercial projects.

Location & Travel

- Base Location: Hyderabad.
- Willingness to travel for project site visits across Bengaluru, Pune and Mumbai.
