Role Overview

We are looking for a Project Planner cum Estimator who can independently manage project planning, estimation, BOQ preparation, costing, scheduling and commercial coordination for interior design and build projects.

The ideal candidate should have strong knowledge of commercial interiors, construction activities, quantities, material specifications, labour productivity, project scheduling and costing .

Key Responsibilities

Project Planning & Scheduling

- Prepare detailed project schedules from project commencement to handover.
- Develop WBS (Work Breakdown Structure) and activity-wise execution plans.
- Prepare project programmes using Rdash / Excel .
- Plan manpower, materials, equipment and subcontractor requirements.
- Establish activity-wise timelines and project milestones.
- Track planned vs. actual progress and identify delays.
- Coordinate with Project Managers, Site Engineers, Designers, Procurement and vendors.
- Prepare weekly and monthly project progress reports.
- Identify critical activities and highlight potential project risks and delays.
- Prepare recovery plans wherever projects are behind schedule.

Estimation & BOQ

- Prepare detailed BOQs, quantity take-offs and cost estimates for commercial interior projects.
- Study architectural, interior, MEP and structural drawings and specifications.
- Calculate quantities for civil, flooring,



false ceiling, partitions, painting, glazing, doors, furniture, electrical, plumbing, HVAC and other interior works.
- Prepare item-wise rate analysis including material, labour, wastage, transportation, installation and subcontractor costs.
- Obtain and compare vendor/subcontractor quotations.
- Prepare detailed cost comparisons and negotiate rates where required.
- Identify cost-saving and value-engineering opportunities.
- Ensure BOQs accurately reflect drawings, specifications and site requirements.
- Assist in preparing client quotations and commercial proposals.
- Review variations and prepare additional-work estimates.

Tender & Pre-Construction

- Study tender documents, drawings, specifications and scope of work.
- Identify scope gaps, exclusions, assumptions and commercial risks.
- Prepare tender BOQs and estimation sheets.
- Coordinate with vendors and subcontractors for competitive quotations.
- Prepare rate comparison statements.
- Support the Project Manager and management team during tender negotiations.
- Assist in finalizing budgets before project execution.

Project Cost Control

- Monitor project costs against approved budgets.
- Track material, labour, subcontractor and procurement costs.
- Maintain project cost sheets and budget trackers.
- Monitor quantity variations and additional works.
- Identify cost overruns and communicate them to management.
- Support monthly cost-to-completion forecasting.
- Maintain records of approved and pending variations.

Required Skills





- Strong knowledge of commercial interior execution and construction methodology .
- Excellent understanding of BOQ preparation and quantity surveying.
- Good knowledge of interior materials, specifications and construction rates.
- Robust Excel skills, including formulas, costing sheets and data analysis.
- Working knowledge of MS Project / Rdash .
- Ability to read and understand architectural, interior and MEP drawings.
- Good understanding of rate analysis and vendor quotations.
- Strong analytical and numerical skills.
- Good coordination and communication skills.
- Ability to manage multiple projects and deadlines.
- Strong attention to detail.

Preferred Qualifications

- Diploma / Bachelor's degree in Civil Engineering, Construction Management, Quantity Surveying, Architecture or Interior Design .
- 5–10 years of relevant experience in commercial interiors / design & build / construction .
- Experience in handling medium to large-scale commercial interior projects will be preferred.

The candidate should be proactive, detail-oriented and capable of working independently while coordinating closely with the Project Management, Design, Procurement and Site Execution teams.
