Job Summary

We are looking for an experienced QS & Billing professional with 8+ years of experience in the real estate/construction industry. The candidate will be responsible for quantity surveying, contractor billing, cost estimation, BOQ management, rate analysis, cost control, and certification of bills for residential and commercial projects.

Key Responsibilities

- Prepare, review and manage BOQs, quantity take-offs and detailed estimates for civil and finishing works.
- Verify and certify contractor/subcontractor RA bills based on actual site measurements and work progress.
- Conduct quantity reconciliation for materials such as concrete, steel, cement, blocks and other construction materials.
- Prepare rate analysis, comparative statements and cost estimates for various construction activities.
- Monitor project costs against approved budgets and identify cost overruns or variations.
- Review work orders, purchase orders, contracts and rate agreements with contractors and vendors.
- Manage extra items, deviation statements, variation orders and claims raised by contractors.
- Coordinate with Project, Engineering, Procurement, Finance and Contracts teams for timely bill processing.




- Conduct joint measurements with site teams and ensure accurate measurement records.
- Track project quantities, work progress and expenditure against budgets.
- Prepare MIS reports related to project costing, billing, variations and budget utilization.
- Support project teams in cost optimization and value engineering initiatives.
- Ensure proper documentation and compliance with company billing and commercial processes.
- Handle multiple projects and ensure timely submission and closure of contractor bills.
- Support management with project cost forecasts, cash-flow requirements and commercial analysis.

Required Skills
- Strong knowledge of Quantity Surveying and Billing in real estate/construction projects.
- Good understanding of BOQ, Rate Analysis, Estimation, Measurement and Cost Control.
- Experience in handling contractor/subcontractor billing and reconciliation.
- Strong knowledge of civil construction and finishing works.
- Good knowledge of MS Excel and preparation of MIS reports.
- Experience in handling variations, deviations, extra items and contractor claims.
- Strong analytical, negotiation and coordination skills.
- Ability to work independently and manage multiple projects.
- Positive communication and stakeholder management skills.
