Build and write the definitive content library for a US real estate brand in a specialized, high-value niche.
The goal is to rank in Google and to be the source AI systems cite when someone asks a question in this space. Both, not one or the other. If someone in this market has a question, the answer should be on the client's site, and it should be the answer that gets quoted.
You work out what needs to exist, then you write it. One account, so you go deep instead of spreading thin across ten clients.
Strategy (about 15 percent)
Look at a niche you have never worked in and work out what the content library should be. Build the topic map, every question and query the market searches. Structure it into clusters with pillars and supporting pages and decide the order. Run the competitor gap analysis. Decide the format each topic deserves. Map it against what already exists, so you know what gets refreshed, consolidated, expanded, killed or built new. Then keep a calendar and hit it.
We will ask you to walk us through how you would do this. It is the difference between a writer and the person we are looking for.
Writing (about 60 percent)
What you write. Long-form pillar guides meant to be the definitive page on their subject. Shorter evergreen reference pages and explainers underneath them. Location and category pages. FAQ content. Original research and data studies from public datasets. Occasional timely pieces when the market moves.
How you write it. Primary sources only: state agencies, tax code, court rulings, government datasets. Not a summary of the top five Google results. Fifteen to thirty minutes interviewing an expert on the client's team for each guide, turned into the part of the page nobody else can write. Direct answer at the top, question-first headings, comparison tables, real FAQ blocks. Structure a human can scan and an AI can quote.
The standard. The subject is technical and regulated, with precise answers that change by state and by year, and every piece publishes under a named expert's byline. Getting a fact wrong under someone else's name is the worst thing that can happen on this account.
You will also rebuild existing pages. Some of the best opportunities are pages already ranking that earn no clicks.
SEO (about 15 percent)
Nobody hands you keywords. You do the research and own the decisions.
Research. Build the query set yourself: head terms, long tail, question phrasing, People Also Ask, autocomplete, forum questions, and the conversational way people ask AI tools the same thing. Read intent off the SERP instead of guessing. Know when volume is the wrong signal, because in this niche 100 searches a month can be worth more than 10,000.
Data. Work from Search Console and Ahrefs or Semrush exports, not dashboards. Find the page-one pages earning no clicks, the queries with impressions and no page behind them, the cannibalization. Track what happened after every rewrite.
On-page. Titles, metas, heading structure, internal linking with descriptive anchors, no orphan pages. Audit against Search Console and GA4 and decide what to keep, rewrite, consolidate or retire.
AI visibility. Track how the brand appears in ChatGPT, Perplexity, AI Overviews and AI Mode,
and report monthly on what actually moved. Structure content to be extracted and cited. Understand that earned third-party mentions drive AI citations more than anything on the client's own site, and factor that into what you build.
Site copy. Not only articles. Service pages, landing pages, category and location pages and static copy all need attention, and the voice stays consistent across all of it.
Off-site: guest posts, PR and outreach (about 10 percent, and it matters)
A smaller share of your week, but not an afterthought. Earned mentions are what make the writing work harder.
Write guest posts and contributed articles yourself, in the client's voice, where the placement is genuinely editorial. Pitch journalists with a real angle: original research, market data, expert commentary, personalized and researched. Answer requests on Connectively, Qwoted and Featured to get the client's experts quoted. Write press releases for real news. Convert unlinked brand mentions into links. Find realistic openings through competitor backlink analysis, resource pages and broken links. Build newsworthy assets and package them into stories publications will run. Keep the media list and track what was pitched, what landed and what the live link was.
This is not volume link building. The client already earns real editorial coverage. The job is to extend it.
The voice
The client sells high-value property to wealthy American buyers. These are people who dislike being sold to.
Restrained, knowledgeable, useful. Someone who knows the subject deeply and explains it plainly, not a marketer building excitement. The word "luxury" is never used. The register is closer to heritage and stewardship than lifestyle marketing.
If you have mostly written punchy B2B SaaS content or conversion copy, this is a different craft. It can be learned, but know what you are walking into.
How you use AI
We use AI daily and expect you to. Not to write the article. The writing has to be yours, because the whole point of this library is that it is more accurate and more expert than what a model produces alone.
Where it should carry the load: reading long primary sources and transcripts to get to the answer faster. Data work on Search Console, analytics and crawl exports (writing a bit of Python, or getting AI to write it, is a real advantage). Workflows you have built and reuse rather than one-off prompts. An adversarial fact-check pass on your own drafts. Grammar, consistency and house style QA. And the unglamorous parts: summarizing interviews, outreach variations, competitive analysis, schema.
We will ask you to describe one workflow you have actually built, step by step. Vague answers about using ChatGPT for ideas will not get past this stage.
Content optimization tools. Tell us if you use Surfer SEO, Clearscope, MarketMuse, Frase, NeuronWriter or similar,
what you use them for, and where you ignore them. A term-count target is useful as a coverage check and useless as a goal. If you have never used one, say so. That is not a problem.
What we need from you
Required
- Five or more years writing SEO content professionally, with genuine long-form experience.
- You have planned a content program, not just filled one. Show us a topic map or content plan you built yourself and explain the thinking.
- Real SEO knowledge. Keyword and query research, search intent, clustering, internal linking, cannibalization, technical basics. You can explain why a page ranks where it does.
- Hands-on with Search Console, GA4 and Ahrefs or Semrush, working from exports rather than dashboards.
- You understand how AI search differs from ranking in Google, and you have opinions about what earns a citation.
- Solid written American English. You are writing under a US brand. This is not negotiable, and the spelling matters.
- You can learn a subject you know nothing about and write about it credibly. This is the core skill of the job. You will need to read a regulation, call the agency that administers it, and get the details right.
- You manage your own calendar and hit it without being chased. Clear, proactive written communication.

Terms. This role is exclusive. No other clients, no freelance work, no agency of your own.
