Job Summary

We are looking for an experienced Technical Manager – Facility Management to lead and manage technical operations across multiple client sites. The candidate will be responsible for ensuring reliable operation, preventive maintenance, statutory compliance, manpower management, client coordination and overall technical performance of assigned facilities.

Key Responsibilities1. Technical Operations

- Manage day-to-day technical operations across multiple facility management sites.
- Ensure smooth operation and maintenance of all MEP systems.
- Monitor HT/LT electrical systems, transformers, DG sets, UPS and electrical panels.
- Supervise HVAC, AHU, pumps, fire-fighting systems, lifts, BMS, STP, WTP and other critical equipment.
- Ensure preventive and breakdown maintenance is completed as per schedule.
- Analyse recurring equipment failures and implement corrective actions.

2. Electrical & Statutory Compliance

- Ensure compliance with applicable electrical safety and statutory requirements.
- Manage HT/LT electrical systems and coordinate with electrical authorities wherever required.
- Ensure proper maintenance of electrical logbooks, test reports and statutory documents.
- 33 kV Electrical License / Competency certification is mandatory.
- Conduct regular safety inspections and ensure closure of identified observations.

Multi-Site Management

- Manage technical operations across 3–5+ sites, depending on business requirements.
- Conduct regular site visits and technical audits.
- Review site performance and provide technical guidance to Site Engineers, MEP Technicians and supervisors.
- Standardise maintenance practices across all assigned locations.
- Ensure SLA/KPI compliance at each site.

4. Manpower Management

- Manage and deploy technical manpower as per site requirements.
- Supervise Site Engineers, MEP/MST Technicians, Electricians, Plumbers and other technical staff.
- Conduct technical training and skill development programs.
- Monitor attendance, productivity, discipline and performance.
- Support recruitment and technical evaluation of new employees.

5. Preventive & Breakdown Maintenance

- Prepare and monitor preventive maintenance schedules.
- Ensure timely completion of PM activities.
- Monitor breakdown calls and ensure minimum equipment downtime.
- Maintain records of equipment history, breakdowns and corrective actions.
- Coordinate AMC vendors and specialist contractors.

6. Client Coordination & Reporting

- Maintain skilled relationships with clients and facility representatives.
- Attend technical meetings and address client concerns.
- Prepare and review daily, weekly and monthly technical MIS reports.
- Monitor site budgets, AMC costs,



spare consumption and maintenance expenses.
- Provide regular operational updates to senior management.

Required Skills

- Strong knowledge of Electrical & MEP systems.
- Good understanding of HT/LT electrical distribution.
- Knowledge of DG, transformer, UPS, HVAC, BMS, STP/WTP and fire-fighting systems.
- Strong team and multi-site management skills.
- Good client communication and problem-solving abilities.
- Knowledge of preventive maintenance and asset management.
- Ability to handle emergency breakdowns and critical situations.
- Valuable knowledge of MS Excel, MIS reporting and maintenance documentation.

Candidate Profile

- 8–12 years of relevant experience in Facility Management / Engineering Operations.
- Minimum 3–5 years in a Technical Manager / Engineering Manager / Senior Technical role.
- Experience handling multiple FM sites is strongly preferred.
- Valid 33 kV Electrical License / Competency License is mandatory.
- Experience in commercial, residential, IT parks, malls, hospitals, industrial or large integrated facilities will be preferred.
- Strong leadership, communication and client-handling skills.
