Job Position: Head – Land Acquisition

CTC: Upto ₹60 LPA (Basis Last Drawn CTC)

_Position Overview:_

We are looking for an experienced and commercially driven Head Land Acquisition to lead the organisation's land acquisition and business development function. The role will be responsible for identifying, evaluating, negotiating and closing strategic land opportunities across Jaipur and key expansion markets.

The ideal candidate must have strong experience in real estate land acquisition, land banking, JDA/JV structuring, feasibility analysis, land valuation, negotiations and developer-side transactions, with the ability to drive the complete acquisition lifecycle from opportunity identification to closure.

_*Key Responsibilities:*_

- Develop and execute the organisation's land acquisition strategy aligned with residential, commercial, plotted and township development plans
- Identify high-potential land parcels, growth corridors, micro-markets and expansion opportunities across Jaipur and other target markets
- Build and maintain a strong land bank and 3–5 year acquisition pipeline
- Evaluate land opportunities through development feasibility, FSI/FAR, zoning, market potential, costing, revenue projections, ROI and risk analysis
- Lead high-value negotiations with landowners, brokers and JV/JDA partners
- Structure and close outright purchases, JDA, JV and revenue-sharing transactions
- Oversee legal and technical due diligence including title verification, encumbrances, litigation, khasra, khatoni, jamabandi, RoR, mutation and related land records
- Ensure compliance with RERA, NA conversion,



JDA norms and applicable regulatory requirements
- Present acquisition proposals, feasibility assessments and strategic recommendations to the CEO / MD

_*Qualifications & Requirements:*_
- 15–20 years of relevant professional experience in Real Estate Land Acquisition, Land Banking or Business Development
- Minimum 8 years in a leadership / Head-level role with team management experience
- Developer-side real estate experience strongly preferred
- Proven track record of closing significant land acquisition transactions
- Strong experience in JDA / JV structuring and negotiations
- Strong knowledge of land valuation, feasibility, development potential and project economics
- Working knowledge of khasra, khatoni, jamabandi, RoR, mutation and NA conversion processes
- Strong understanding of RERA and applicable land / development regulations
- Strong financial and commercial acumen with ability to review feasibility and ROI models
- Fluent Hindi mandatory for landowner negotiations; strong business English required
- MBA / B.E. / B.Plan / Postgraduate qualification in Real Estate, Urban Planning, Business, Engineering or related discipline
- Willingness to travel extensively across India
