We are seeking an experienced Facilities Manager to lead the setup, day-to-day operations, and maintenance of our new facility in KIADB Aerospace Park.

In this role, you will be the single point of contact for physical workplace management. Our workplace will be an integrated space that combines a corporate office with active engineering and testing setups. You'll oversee everything from our initial interior fit-out and contractor coordination to daily operations, safety compliance, utility uptime, and vendor relationships.

Key Responsibilities:

1. Construction management/coordination (Immediate Focus)

- Coordinate with interior designers, contractors, vendors, and building management during the fit-out phase.
- Track project timelines, quality of installation, and ensure handovers meet safety and operational requirements.
- Liaise with KIADB park authorities, local utility boards, and local bodies for necessary operational approvals and utility connections.

2. Facilities Operations & Infrastructure

- Ensure 100% uptime of critical building utilities: Servers, UPS systems, high-voltage electrical panels, HVAC, plumbing, and fire suppression systems.
- Establish preventive maintenance schedules for all MEP infrastructure and specialized engineering/lab utility line support.
- Oversee workplace services including housekeeping, physical security (CCTV, access control), pest control, landscaping, and waste management.

3. Safety, Compliance & Emergency Preparedness

- Ensure strict compliance with local industrial, fire safety, environmental (STP/ETP guidelines), and workplace health and safety norms.
- Maintain all statutory licenses, building approvals, and equipment safety certificates (lift safety, fire NOC, electrical inspectorate approvals).
- Implement physical security protocols and lead emergency response planning,



including regular fire drills and evacuation procedures.

4. Vendor Management & Procurement

- Onboard, manage, and evaluate external service providers (security, housekeeping, maintenance contractors, cafeteria/caterers).
- Negotiate Service Level Agreements (SLAs), review vendor invoices, and ensure services are delivered as contracted.
- Manage inventory procurement for everyday office and maintenance supplies.

5. Workplace Logistics & Cafeteria

- Oversee pantry and cafeteria services, ensuring strict food safety, hygiene, and vendor service quality.
- Manage waste disposal systems, emphasizing segregation, scrap handling, and local environmental compliance.
- Support employee transit logistics and parking management within the campus if required.

6. Budgeting & Cost Control

- Assist in preparing annual operating budgets (OpEx) and capital expenditure (CapEx) plans for the facility.
- Monitor monthly utility expenses and implement practical energy-saving and water conservation measures.

What We are Looking For:

- 6 to 10 years of facility management experience. Prior experience managing facilities in KIADB, industrial parks, or hardware/R&D; environments in Bengaluru is highly preferred.
- A Bachelor’s degree/Diploma in Electrical, Mechanical, or Civil Engineering (or equivalent practical hands-on experience managing heavy MEP infrastructure).
- Hands-on experience dealing with interior fit-outs, vendor execution, and site handovers.
- Solid working knowledge of local statutory regulations, fire safety codes, and working with Karnataka local bodies/KIADB setup processes.
- Proactive, organized, and willing to be on the ground. You take pride in maintaining a clean, efficient, and protected working environment for engineers and staff.
- Must be proficient in English, Kannada and Hindi.
