Property and Asset Management

What this job involves

Overseeing the maintenance and operation of MEP systems for 1.42 M Sq FT feet commercial property.
Managing HVAC equipment, electrical systems, and plumbing infrastructure to ensure optimal performance.
Supervising a team of technicians, providing technical guidance, and conducting routine inspections.
Ensuring compliance with safety regulations, fire safety protocols, and environmental standards.
Managing fire-fighting systems to ensure safety and regulatory compliance.
Overseeing the maintenance and operation of water bodies within the property.
Managing the RO (Reverse Osmosis) plant to ensure a consistent supply of purified water.
Coordinating with vendors and contractors for maintenance and repair activities.
Responsible for overall upkeep of the water fountain, and water bodies system to high standards of operation, maintenance and clean.
Execute and report the daily activities’ completion and prepare MIS, reviewing the daily and weekly reports, and PPM calendars.
Ensure that PPM is at 100% every month.
Managed the transition of operations site from project to maintenance phase.
Develops and establishes policies and objective consistent with those of the organization to ensure efficient and safe operation.
Organize and coordinate formal weekly and monthly meetings with client and vendors.
Maintaining and operation of STP, DG, AHU, TFA, FCU, hot water system, swimming pool heat pump system. Steam generator system and elevators.
Evaluating the vendors with the help of vendor score card and improving quality and efficiency of service with score card.




To ensure that all technical services are maintained operational during our shift duty, taking charge of entire technical assets in building managing engineering team and supporting the property
Manager coordinating technical issues with client and occupant’s.
Conduct inspection at site at site regularly to check for risk / defect areas.
Review work of subordinate staff and providing guidance when needed.
Ensuring the documentation, checking the follow up the assets under defect liability.

- Making a schedule of monthly vendor meeting to discussed on daily matters & ensure corrective action are taken for the same.
- Planning and implementing for energy conservation.
- Prepare monthly readings sheet with occupants and ensure all check sheet and logbooks.
- Ensure work permits are in place and safe working practice / procedures are followed.

Create corrective, preventive, and emergency response action plans.
Maintain engineering and other reports, such as DMR, WMR and MMR.
Managing the transition team, managing the Handing Over and Taking Over (HOTO) process for designated areas.
I have experience as a BMS Operator, managing all HVAC equipment using the Metasets system.
Conducting daily inspections of the property, guest areas, public areas, and plant rooms.
Performing monthly analysis of guest complaints and developing and implementing action plans.
Managing a chiller plant with chillers and cooling towers, ensuring proper water level maintenance,
Managing various HVAC equipment, including Air Handling Units (AHUs), Heat Recovery Wheels (HRWs), Ceiling Suspended Units (CSUs), Fan Coil Units (FCUs), Kitchen Exhaust Fans (KEFs), Treated Fresh Air (TFA) units, and Precision Air Conditioning (PAC) units.
Managing manpower and preparing shift schedules as per instructions.
Planning, coordinating, scheduling, and executing corrective, preventive, and breakdown maintenance for electro-mechanical systems associated with Data Centre Rooms and AV Server Rooms.
Utilized Building Management Systems (BMS) to continuously monitor HVAC systems.





You will be working on a Commercial Property, located in Mumbai.

Work Schedule and other site details if any: Site team: e.g.: Property Manager +2

Reporting:
You will be accountable directly to the Technical Manager.
