Real Valuation Analyst – Valuation & AppraisalLocation: Remote (India-based)Shift Timings: 6:00 PM – 3:00 AM IST (aligned with EST business hours)Employment Type: Full-TimeJob SummaryWe are seeking an experienced Real Estate Analyst to support our US-based real estate valuation and financial reporting practice. The ideal candidate will have hands-on experience in property appraisals, purchase price allocation, and fair value reporting, with the ability to build valuation models independently and work closely with cross-functional and cross-border teams.Key ResponsibilitiesExecute property appraisals for financial and tax reporting purposes across US/Canada real estate portfoliosBuild and maintain valuation models using DCF, Direct Capitalization, Cost Approach, and Residual methodsSupport purchase price allocation (ASC 805) and fair value reporting (ASC 820) engagementsAnalyze market data, comparable transactions, and cap rate trends to inform valuation assumptionsPrepare detailed valuation reports and supporting documentation for client and audit reviewLiaise with US-based engagement teams, clients,



and stakeholders during EST working hoursReview and validate work performed by junior analysts; provide technical guidance where requiredIdentify opportunities for process automation and efficiency improvements in valuation workflowsStay current on real estate market trends, regulatory changes, and valuation standards (ASC 805/820)Required Qualifications5+ years of experience in real estate valuation, appraisal, or financial reportingStrong working knowledge of ASC 805 and ASC 820 valuation frameworksProficiency in building financial/valuation models from scratch (DCF, Direct Cap, Cost Approach)Prior experience with US and/or Canada real estate markets preferredAdvanced MS Excel skills; working knowledge of Alteryx, Python, or Tableau a plusStrong written and verbal English communication skillsAbility to work independently in a remote, deadline-driven environmentWillingness to work EST-aligned hours (6 PM – 3 AM IST)Preferred QualificationsCFA (any level cleared), CA, or equivalent finance/accounting qualificationMBA or postgraduate degree in Finance, Real Estate, or related fieldExperience managing or mentoring a team of analystsExposure to Big 4 or qualified services valuation practiceWhat We OfferCompetitive compensation aligned with experienceRemote work flexibilityExposure to US/Canada real estate valuation engagementsCareer growth within a specialized, high-performing team
