Job description
Job Location: Project Sites in Maharashtra and Karnataka
Experience Required: 4 to 7 Years
Employment Type: Full-Time | Field-Based
Reporting To: Team Leader
Field Allowance & Accommodation: Provided to non-local candidates as per company policy
Preferred Industries: Renewable Energy, Wind & Solar Power, Infrastructure, Power Transmission, Land Acquisition and Land Aggregation
About the Role
We are looking for experienced, proactive, and results-driven Land Acquisition Officers (LAO) to manage end-to-end land acquisition activities for renewable energy and infrastructure projects.
The selected candidates will be responsible for identifying suitable land parcels, verifying ownership and land records, engaging and negotiating with farmers, collecting documentation, obtaining consent from landowners and co-owners, coordinating legal verification, completing land registration, and ensuring accurate payment documentation.
This is a field-intensive position involving regular interaction with farmers, village authorities, land surveyors, local government offices, legal professionals, and project teams.
The ideal candidate must have practical experience in independently closing land parcels, handling rural land acquisition challenges, navigating local land records, and completing registration procedures.
We are looking for professionals who take ownership of assigned parcels from identification to final closure, rather than simply conducting farmer visits or forwarding information to management.
Candidate Requirements
Mandatory Qualifications & Experience
- 4 to 7 years of hands-on experience in land acquisition or land aggregation for wind, solar, transmission line, or other infrastructure projects.
- Demonstrated experience independently managing land acquisition activities from initial landowner engagement through documentation, agreement, registration, and payment coordination.
- Must have personally handled at least one land registration at a Sub-Registrar's Office.
- Practical knowledge of relevant state land records, ownership verification, mutation entries, co-ownership, and encumbrances.
- Experience conducting direct negotiations with farmers, landowners, and other rural stakeholders.
- Ability to identify ownership discrepancies, legal heir issues, pending mutations, and documentation gaps.
- Basic working knowledge of Google Earth and KMZ files for locating land parcels and understanding boundaries.
- Familiarity with wind, solar, or transmission line project layouts and land requirements.
- Working knowledge of Microsoft Excel for maintaining daily parcel trackers and acquisition reports.
- Comfortable using smartphones, WhatsApp, and digital communication tools for field reporting and coordination.
- Fluency in Marathi for Maharashtra postings or Kannada for Karnataka postings is mandatory.
- Willingness to travel extensively and stay in rural villages or project locations for extended periods.
- Strong negotiation, communication, documentation, follow-up, and problem-solving skills.
- High standards of professional integrity, confidentiality, and accountability when handling land documentation and payment matters.

What Makes a Candidate Successful in This Role
We are looking for someone who can independently take a land parcel from identification to registration and payment, ensuring that ownership, documentation, and commercial terms are properly verified.
A successful candidate will demonstrate:
1. Solid Land Acquisition Experience: Practical experience closing land parcels rather than simply identifying landowners or organising farmer meetings.
2. Ownership of Results: Ability to independently manage assigned parcels through negotiations, documentation, registration, and payment coordination.
3. Land Record Knowledge: Ability to read and interpret relevant land records, identify co-owners and legal heirs, and recognise potential ownership complications.
4. Effective Farmer Negotiation: Ability to establish trust with farmers, negotiate professionally, handle objections, and secure consent within approved commercial limits.
5. Documentation Accuracy: Strong attention to detail when handling ownership records, consent letters, agreements, KYC, and registration documents.
